HIPs


Home Information Packs (HIPS) were first introduced in August 2007 and have caused a great deal of confusion in the public’s mind since then.  On 6 April 2009 the rules governing HIPS were tightened and now virtually all properties must have a HIP pack right from the word go.  It is not legal for your property to be marketed without that HIP being in place.
 
The latest version of the HIP is a technical document that has to be prepared in a particular and detailed way.  There is a new form of Questionnaire and particular types of searches, undertaken to a high standard, must be used.
 
HIPS are designed to bring information upfront to increase certainty and inform buyers about a property before they incur costs.  It is hoped that an informed choice by the buyers at the start of the process will help reduce delays later on and reduce wasted time for sellers.
 
A solicitor is best placed to provide all of the documents required in a HIP.  We have the knowledge and expertise to make sure that the HIP is drawn up correctly and in an accurate fashion to be easily readable by the buyer and to comply with very detailed legislation.  Our HIPS can be presented to you in paper form but we also create them electronically so that they can be easily forwarded to your estate agent or any potential buyer.  We have taken a great deal of care in devising our systems so that there is the shortest possible time lag from the moment you give us your instructions to prepare the HIP to its final creation and therefore your property can be marketed as soon as possible.  Remember, until the HIP has been created your property cannot be marketed.

 
We offer an all inclusive fee of £299 for a total HIP package if the property is registered with HM Land Registry and £499 if the property is unregistered.
