We offer a wide range of fee arrangements

At Wright & Lord we have a wide range of services and a wide range of clients and so we offer a wide range of fee arrangements.

With many of our services, we can give you a fixed and agreed price in advance, so there will be no nasty surprises when the bill arrives!

Some of our other services are charged for on an hourly rate basis (see Our Hourly Rates below). In these cases, clients are naturally concerned that fees could escalate out of control. To make sure that doesn’t happen we do the following:

  • Provide you with an estimate wherever possible
  • Fix a price for a set amount of work
  • Limit the costs incurred during a certain period of time
  • Report on costs incurred at regular stages agreed in advance.

But remember, every case is different and wholly unique. We would rather discuss fees with you in advance so there are no surprises or misunderstandings at a later date.

Please note we are obliged by regulations to carry out an ID and AML for each of our clients costing £25 per person plus VAT.

At the moment our hourly rates are as follows:

  • Tier 1 – £380 plus VAT
  • Tier 2 – £340plus VAT
  • Tier 3 – £220 plus VAT

We are legally obliged by Government Regulations to carry out ID and AML checks on all of our clients before we can carry out any work on their behalf. Once done, these checks last for two years and then will have to be re-done if we continue acting for a client.

Please note there is a charge £25 plus VAT per person. For overseas clients, the charge is £35 plus VAT per person.

If you have a company we are acting for, there will be a company ID check fee of £40 (plus VAT) plus an ID & AML check for each shareholder/director at £25 each (plus VAT)

Our charges for electronic transfers are £60 plus VAT. International transfers are £130 plus VAT.

Depending on your circumstances and type of property, there may be extra fees for the following reasons as they involve additional work by us:

  • £190 (plus VAT) if you have a standard high street domestic mortgage lender.
  • £300 (plus VAT) if your property is Leasehold.
  • £650 (plus VAT) if your property has a Leasehold Staircasing on sale.
  • £350 (plus VAT) if your property involves a management company.
  • £60 (plus VAT) for the transfer of money electronically.
  • £130 (plus VAT) per transaction for international money transfers.
  • £25 (plus VAT) per person for identity (ID) and anti-money laundering (AML) checks. We are bound by Government Regulations to carry out ID and AML checks on all of our clients before we can carry out any work on their behalf.
  • £150 (plus VAT) for complex ID and AML checks.
  • £40 (plus VAT) if you are selling as a company. We need to carry out a company search then there will be a further £25 for ID and AML checks for each director/shareholder of the company.

Additional costs (disbursements)

Disbursements are costs which we pay to third parties on your behalf. We handle the payment of these costs on your behalf to ensure a smoother process:

  • Official Copies of your title deeds from the Land Registry – £7.33 plus VAT for the registration document and £7.33 plus VAT for the plan.
  • Additional Land Registry documents and copy leases £7.33 plus VAT per document.
  • SIM Search (if the property is unregistered at the Land Registry) £8.17 plus VAT.
  • Land Charges Search (if the property is unregistered at the Land Registry) £5.67 plus VAT per individual.

Additional costs (disbursements) for Leasehold residential properties

Leasehold properties bring their own additional costs along with them which cannot be avoided. It will not matter who you employ as your lawyers, these fees are charged by others for information or permissions you may need to buy:

  • Transfer or Contingency Fees – To be confirmed upon receipt of the Lease but is usually 1% of the Sale Price (if payable).
  • Management/Leasehold Sale Packs – This fee is provided by the Management Company or Freeholder and can be difficult to estimate. It can range between £50 and £500.
  • Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £50 and £200.
  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £50 and £200.
  • Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £100 and £250.
  • Certificate of Compliance fee – To be confirmed upon receipt of the lease and can range between £100 – £300.

These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of the specific documents.

An important note on fees

  • This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
  • This is the sale of an existing lease and is not the grant of a new lease.
  • The transaction is concluded in a timely manner and no unforeseen complication arise.
  • All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation.
  • No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

  • £300 (plus VAT) if the property is Leasehold.
  • £365 (plus VAT) if you are getting a Help-to-buy Mortgage.
  • £60 (plus VAT) if you are using a Help-to-buy ISA.
  • £425 (plus VAT) if you are buying through an affordable housing scheme.
  • £500 (plus VAT) if the property you are buying is a brand new home.
  • £300 (plus VAT) if the property you are buying has a septic tank.
  • £300 (plus VAT) if the property you are buying has a private water supply.
  • £350 (plus VAT) if the property involves a management company.
  • £60 (plus VAT) for the transfer of money electronically.
  • £130 (plus VAT) per transaction for international money transfers.
  • £25 (plus VAT) per person for identity (ID) and anti-money laundering (AML) checks. We are bound by Government Regulations to carry out ID and AML checks on all of our clients before we can carry out any work on their behalf.
  • £150 (plus VAT) for complex ID and AML checks.
  • £50 (plus VAT) for checking proof of funds.
  • £40 (plus VAT) if you are purchasing as a company we will need to carry out a company search, then there will be a further £25 for ID and AML checks for each director/shareholder of the company.

Additional costs (disbursements)

Disbursements are costs which we pay to third parties on your behalf. We handle the payment of these costs on your behalf to ensure a smoother process:

  • Search fees: These fees can vary depending on the area the property is located but often around £400. These fees are subject to VAT.

  • Land Registry Application Fees: These are fixed depending on the value of the Property and whether the property is registered or unregistered. There will also be small fees for Bankruptcy and Official Priority Searches. With the exception the of the application fees the Land Registry costs are subject to VAT. Additional costs (disbursements) for Leasehold residential properties

Leasehold properties bring their own additional costs along with them which cannot be avoided. It will not matter who you employ as your lawyers, these fees are charged by others for information or permissions you may need to buy:

If you are buying a leasehold property, you should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

Stamp Duty Land Tax or Land Transaction Tax Payments

The amount you pay in Stamp Duty Land Tax or Land Transaction Tax (this tax is payable in Wales) depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
